What Propertiz does differently
Read from the county, not resold
Many national lead apps license the same nationwide data feeds, so the same owners reach every subscriber on the feed's schedule. Propertiz reads each record from the county or city office that filed it, every night, in 17 counties across 4 states (Florida, Indiana, Ohio and Texas). HUD rents, FEMA flood zones and Census figures fill in the rest.
Every signal traces back to its record
A lead shows where each of its signals came from: the source, the filing date and, where the agency publishes them, the case or document number and a link to the record itself. Every response we fetch is archived and never overwritten.
Signals stacked, with the reasons
One signal is a maybe. Propertiz puts every signal on a property together, from foreclosure filings and sale dates to unpaid taxes, code cases, evictions and probate where the county publishes them, and adds owner factors such as an out-of-state owner or long ownership. Each lead lists the points every reason adds. See the published points →
Underwritten on every lead
Value, HUD market rent, equity, a mortgage estimate where the county records mortgages (Jacksonville, Lakeland and Palm Bay), free-and-clear status, and DSCR at your purchase price with each state's tax and insurance rates. Estimates are for ranking: verify before an offer.
Questions to ask any lead source
Whatever you use, these questions tell you how much you can trust a list. Here is how Propertiz answers them.
| Ask any lead source | Propertiz's answer |
|---|---|
| Where does each record come from? | From the county or city office that filed it: clerks, courts, treasurers, sheriffs, assessors, appraisal districts and code departments. Propertiz doesn't buy lead lists or data feeds. |
| How fresh is it? | Every live county runs every night. Where the county posts filings daily, new ones are on the list the next morning. Each county page says how often each of its sources updates. |
| Can I see the original record? | Each signal shows its source and filing date, plus the case or document number and a link to the record where the agency publishes them. |
| Why is this owner on my list? | Every lead lists the published points each reason adds. Points fade as a signal ages, later stages replace earlier ones, and owners with three or more kinds of distress get a stacking bonus. |
| Is the deal any good? | Every lead has an estimated value, HUD market rent, equity and DSCR at your price, each labeled with its source, and a deal analyzer with your maximum offer. |
| What isn't covered? | Each county page lists what's included and what isn't yet. Nothing missing is filled in with guesses. |
| Can the data be checked later? | Every response fetched from a county is archived and never overwritten, so a county's data can be rebuilt from exactly what it published. Automatic checks run after every county's nightly run. |
Who it's for
Wholesalers who need owners with real equity before other buyers reach them, flippers who need the numbers before a drive-by, and buy-and-hold investors who want the DSCR at their price, not the seller's tax bill. Guides: wholesaling leads, pre-foreclosure lists, motivated seller leads.
