What the coverage levels mean
- Full coverage means foreclosure filings from the county's court or recorded documents, plus parcels and owners, liens and other signals the county publishes, and every lead underwritten with an equity estimate, HUD market rent and DSCR. Each card lists what's in and what's not.
- Partial coverage means parcels and owners with code-enforcement and owner signals (absentee owners, estimated equity), but no foreclosure filings yet.
- Coming means the county is being researched or loaded; it opens in the app when its records are matched to properties and checked.
Why counties differ
Public-records laws open the same kinds of records in most places, but counties publish them differently. Some post daily files of new court cases and recorded documents; others offer only a search screen. Sales run through different auction systems, and code enforcement is split between the county and each city. Propertiz adds a source only when it can be read within the publisher's terms, so coverage grows one county and one record type at a time.
