This policy explains what personal information LL Technologies LLC ("Propertiz", "we", "us") handles through propertiz.ai and app.propertiz.ai (the "Service"), and what you can do about it. It covers two groups of people:
- Our users and visitors, who browse the site or create an account; and
- Property owners and other people named in public records, whose information appears in the Service even though they never signed up (section 6).
The Service is offered in the United States, and we store data in the United States.
1. What we collect from users and visitors
- Account. Your email address, which you use to sign in with a one-time code. Your name, if you add it. Your settings: investing strategy, alert preferences, time zone, home county. Your plan and trial status.
- What you add. Buy boxes and saved areas, the leads you follow, and their statuses, notes and follow-up dates. If you join or invite a team, the email addresses invited and who invited them.
- Billing. Payments are handled by Stripe, which collects your card, billing address and any tax details. We receive and keep only what we need to run your plan: Stripe's customer and subscription IDs, the plan, price, status, billing dates, and the records of billing events Stripe sends us. We never see or store your full card number.
- How you use the Service. We record first-party usage events and tie them to your account once
you sign in, including your earlier anonymous visits from the same browser. They include:
- the pages you view, how long a page was visible and how far you scrolled;
- the website you came from and any campaign tags in the link;
- your device type (phone, tablet or desktop);
- the features you use, such as sign-ups, exports, gates you hit and alerts you turn on.
- Technical logs. Our servers log requests, which can include your IP address and browser details. We use them to keep the Service secure and working, and to limit abuse. We keep them for about 30 days.
- Free trial and abuse prevention. To offer the free trial once per person and to prevent fraud and abuse, when a trial starts we keep one-way hashes of your email address, of the random identifier in your browser, and of the network your request came from (the first part of your IP address). We can't turn a hash back into the address or identifier. We also refuse sign-ups from temporary-inbox domains.
- Push notifications. If you turn them on, we store your browser's push subscription and device details so we can send alerts.
- Messages. What you send us when you email support or use a form, such as the waitlist or a removal request.
2. Cookies and browser storage
We use our own cookies and browser storage. They keep you signed in, remember your county, map and display choices, recognise repeat visits, and measure how the Service is used. We don't use third-party advertising or analytics trackers, and we don't use cookies to show you ads.
A few parts of the Service load content directly from other providers, and those providers receive your IP address when your browser fetches it:
- map tiles from OpenFreeMap;
- fonts from Google Fonts on propertiz.ai;
- Street View images from Google, when that feature is turned on.
You can clear cookies and storage in your browser settings at any time. Signing in needs cookies.
3. How we use it
- to run the Service: sign-in, your buy boxes, leads, alerts, team features and billing;
- to send the emails you ask for (alert digests, weekly picks, follow-up reminders, team invites) and service messages about your account, security and billing;
- to understand which features and pages work, so we can fix and improve them;
- to keep the Service secure, prevent misuse and enforce our Terms of Use;
- to meet legal obligations.
Every alert and digest email has an unsubscribe link. Account, security and billing messages are part of having an account.
4. Who we share it with
We don't sell users' personal information, and we don't share it for advertising. We share it only with:
- Service providers who run parts of the Service for us under contract:
- Amazon Web Services: hosting, databases, storage, sign-in codes and email delivery, in the US;
- Stripe: payments, invoices and sales tax;
- and the map and font providers listed above.
- Your team. On a team plan, members of the team see the team's shared work.
- Legal and safety. When the law requires it, or when it's needed to protect the rights, property or safety of our users, the public or us.
- A business transfer. If we're involved in a merger, acquisition or sale of assets, information may pass to the new owner under this policy.
5. How long we keep it
- Account information and what you added: while your account is open, and deleted within 30 days after you ask us to close it, except what we must keep for legal, tax or accounting reasons.
- Billing records: as long as tax and accounting law requires.
- Usage events: up to 3 years, then deleted or de-identified.
- Server logs: about 30 days. Database backups: about 7 days.
- Trial and abuse-prevention hashes: the network hash 90 days and the browser hash 365 days after the trial starts. The email hash stays, so a free trial is offered only once per person.
6. Information about property owners in public records
The Service is built from public records published by county and city offices: property and tax rolls, recorded documents, court filings (such as foreclosure, probate and eviction cases), and code-enforcement records. Because of that, it contains information about people who never used Propertiz.
- What it includes:
- owner names and mailing addresses;
- property details, values and sales;
- the names of parties in filings, such as defendants, petitioners and their attorneys;
- other properties held by the same owner.
- Contact information. On plans that include it, we may obtain an owner's phone numbers and emails from licensed data providers, together with each number's line type and its Do Not Call and similar flags. To do that, we send the provider the owner's name and the mailing and property addresses. We keep the results for up to about 180 days, then delete them, and we re-check Do Not Call status before showing a number that hasn't been checked in the last 31 days. Numbers flagged as belonging to frequent litigants are withheld.
- Who sees it. Owner details are shown only to signed-in users, and contact information only to users on plans that include it, who have agreed to use it lawfully (Terms of Use §5). It is provided to our users as part of the Service, for research about buying property.
- What it's not for. Propertiz is not a consumer reporting agency. Its data may not be used to decide anyone's eligibility for credit, insurance, employment or housing.
- Source records. We keep an archived copy of each public record we collect, so that every lead can be traced back to the record it came from.
- Removing your contact information. If you're a property owner and don't want your phone number or email shown, use the form at app.propertiz.ai/privacy/contact-removal, or email support@propertiz.ai. Once we confirm the request, we stop showing that information to every user. Public records about your property come from government offices; to correct one, contact the office that published it, and tell us too.
7. Your choices and rights
Whoever you are and wherever you live in the US, you can ask us to:
- tell you what personal information we hold about you, and give you a copy;
- correct information you've given us;
- delete your account and the information you've added;
- stop showing your contact information (section 6).
You can also download your leads from the app, change your settings, and turn alert emails and push notifications off at any time. Email requests to support@propertiz.ai.
- We'll confirm your request and answer within 30 days. To protect you, we may need to confirm that the request comes from the account's email address, or from the person named.
- Someone you authorise may make a request for you.
- Some state laws give residents specific privacy rights. We honor the requests above wherever you live, and we won't treat you differently for making one.
- If we decline a request, for example because the law requires us to keep the information, we'll tell you why. Where your state gives you a right to appeal, reply to our answer to appeal it.
8. Security
We protect information with encryption in transit, access controls, and hosting with a major cloud provider. Sign-in uses one-time codes, so there are no passwords to steal. No system is perfectly secure. If a breach affects your information, we'll notify you as the law requires.
9. Children
The Service is for adults doing business. We don't knowingly collect information from anyone under 18.
10. Changes to this policy
We'll post any change here and update the date at the top. If a change is material, we'll also tell users in the app or by email before it takes effect.
