How many units can a lot hold in NR-5?
Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:
| Lot size | Max units | Rule that limits it |
|---|---|---|
| 5,000 sq ft | 1 | 17 units per acre |
| 7,500 sq ft | 2 | 17 units per acre |
| 10,000 sq ft | 3 | 17 units per acre |
| 15,000 sq ft | 5 | 17 units per acre |
| 21,780 sq ft (½ acre) | 8 | 17 units per acre |
Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.
Notes from the code
Table 27-239 (§27-239); density §27-242; impervious §27-238: max density 17 du/ac; 28 ft / 2 stories; min lot width 200 ft (column heading 'Multi-Family'); no min lot area. Impervious (§27-238(a)(5)): apartment complexes 35%; single-family 50%; multi-family on lots under 0.5 ac 70%. §27-242(e): density math applies when multi-family sits on parcels not subdivided one lot per residence. Open space rules: §27-244. The 200-ft width appears to apply to multi-family complexes; confirm the requirement for single-family lots in R-5.
