How many units can a lot hold in NR-4?
Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:
| Lot size | Max units | Rule that limits it |
|---|---|---|
| 5,000 sq ft | 1 | 4,356 sqft minimum lot for 1 unit(s) |
| 7,500 sq ft | 1 | 4,356 sqft minimum lot for 1 unit(s) |
| 10,000 sq ft | 1 | 4,356 sqft minimum lot for 1 unit(s) |
| 15,000 sq ft | 1 | 4,356 sqft minimum lot for 1 unit(s) |
| 21,780 sq ft (½ acre) | 1 | 4,356 sqft minimum lot for 1 unit(s) |
Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.
Notes from the code
Table 27-239 (§27-239); density §27-242; impervious §27-238: min lot 4,356 sq ft, min width 50 ft, max density 10 du/ac, 28 ft / 2 stories. NB 'lot coverage' is an IMPERVIOUS-surface cap (§27-238). Max lot area 15,000 sq ft. Smaller lots platted before 12/2/2019 are deemed conforming (fn 1). §27-242(d): density math does not apply to individual lots platted before 1/1/1991. In the RC overlay (R-4 east of 3rd St), duplexes need 8,500 sq ft, or 4,356 sq ft per unit if split into two fee-simple lots (fn 10); existing duplexes on 5,000+ sq ft lots are deemed conforming (§27-242(f)). Uses per §27-226. No accessory-dwelling provision was found in Article V.
