Unit potential
NCON doesn't set a numeric lot-area-per-unit or density rule in the base code, so unit counts are set case by case (for PUDs, by the individual ordinance).
Notes from the code
Single-family residence by special exception only; impervious 25% (§27-238(a)(10)).
Compiled from the official code text (NB ULDR §27-226(b); §27-238). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Neptune Beach planning staff before you rely on it. Not legal advice.
