How many units can a lot hold in RMD-MH?

Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:

Lot sizeMax unitsRule that limits it
5,000 sq ft15,000 sqft minimum lot for 1 unit(s)
7,500 sq ft15,000 sqft minimum lot for 1 unit(s)
10,000 sq ft15,000 sqft minimum lot for 1 unit(s)
15,000 sq ft15,000 sqft minimum lot for 1 unit(s)
21,780 sq ft (½ acre)15,000 sqft minimum lot for 1 unit(s)

Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.

Notes from the code

RMD-MH is listed as a primary district in §656.306.A(10), but the current §656.306 text gives no use list or dimensional rules for it. The district rules in §656.306.A.II cover RMD-A through RMD-D only. Verified pieces: mobile home subdivisions are permitted in RMD-MH, with lots of 50 ft / 5,000 sq ft, 35% coverage and 35 ft height (§656.505). Mobile home parks (where permitted) need a 15-acre minimum and are capped at 10 units per gross acre (§656.503(a), (e)). Under §656.350(f), a park site in RMD-MH must front a collector or higher. Use statuses are unknown until the RMD-MH permitted-use list is confirmed with COJ Planning.

Compiled from the official code text (§656.306; §656.505; §656.503). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Jacksonville planning staff before you rely on it. Not legal advice.
