Lot and building standards
| Standard | Value | Code section |
|---|---|---|
| Minimum lot area (first units) | 6,000 sq ft | §656.306.A.II(d)(3)(ii)(C) |
| Units covered by that minimum | 2 | |
| Lot area per additional unit | 1,340 sq ft | §656.306.A.II(d)(3)(ii)(C) |
| Maximum density | 30 units/acre | §656.306.A.II(d)(3)(ii)(C) |
| Minimum lot width | 60 ft | §656.306.A.II(d)(3)(i) |
| Maximum height | 45 ft | §656.306.A.II(h)(2) |
| Maximum lot coverage | 50% | §656.306.A.II(e)(2) |
How many units can a lot hold in RMD-D?
Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:
| Lot size | Max units | Rule that limits it |
|---|---|---|
| 5,000 sq ft | 1 | lot 5,000 sqft is under the 6,000 sqft minimum (nonconforming) |
| 7,500 sq ft | 3 | 6,000 sqft for the first 2 unit(s) + 1,340 sqft per additional |
| 10,000 sq ft | 4 | 6,000 sqft for the first 2 unit(s) + 1,340 sqft per additional |
| 15,000 sq ft | 8 | 6,000 sqft for the first 2 unit(s) + 1,340 sqft per additional |
| 21,780 sq ft (½ acre) | 13 | 6,000 sqft for the first 2 unit(s) + 1,340 sqft per additional |
Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.
Notes from the code
Permitted uses in RMD-A through RMD-D (§656.306.A.II(a)): single-family; multiple-family (RMD-B/C/D only); townhomes subject to §656.414; housing for the elderly; cottages. 'Multiple-family dwelling' means a building containing more than one dwelling unit, or a cottage (§656.1601), so a duplex counts as multi-family. Single-family lots: 40 ft and 4,000 sq ft (§656.306.A.II(d)(1)). Cottages: 25 ft and 1,500 sq ft, 70% coverage (§656.306.A.II(d)(2), (e)(1)). All other uses: 60 ft wide (§656.306.A.II(d)(3)(i)), 50% coverage (§656.306.A.II(e)(2)). Height (§656.306.A.II(h)): single-family 35 ft; all other uses 45 ft, unlimited if all yards grow 1 ft per 1 ft above 45. An administrative deviation may not modify lot requirements to raise multi-family density (§656.1601, 'Administrative deviation'). Secondary-district criterion: site must front a collector or higher (§656.350(e)). RMD-D is also a primary district in the HDR and RPI categories (§656.307.A, §656.311.A). Multi-family lot area (§656.306.A.II(d)(3)(ii)): 6,000 sq ft for the first two family units, plus 1,340 sq ft for each additional unit, not to exceed 30 units per acre. A 6,000 sq ft, 60-ft-wide lot therefore supports a duplex by right. The values below are for multi-family; single-family is 40 ft / 4,000 sq ft / 35 ft. ADU allowed as an accessory use to a conforming single-family dwelling under §656.403(g): behind the primary structure, footprint <= lesser of 25% of principal GFA or 750 sq ft, not in a required yard, and the property must hold (or have applied for) a homestead exemption. That last condition rules out ADUs on non-homestead investor-owned parcels.
