How many units can a lot hold in RLD-80?
Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:
| Lot size | Max units | Rule that limits it |
|---|---|---|
| 5,000 sq ft | 1 | lot 5,000 sqft is under the 8,800 sqft minimum (nonconforming) |
| 7,500 sq ft | 1 | lot 7,500 sqft is under the 8,800 sqft minimum (nonconforming) |
| 10,000 sq ft | 1 | 8,800 sqft minimum lot for 1 unit(s) |
| 15,000 sq ft | 1 | 8,800 sqft minimum lot for 1 unit(s) |
| 21,780 sq ft (½ acre) | 1 | 8,800 sqft minimum lot for 1 unit(s) |
Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.
Notes from the code
Permitted residential use is single-family dwellings only (§656.305.A.II(a)). By the Part 16 definitions, a duplex is a 'multiple-family dwelling' (a building containing more than one dwelling unit) and a townhouse is not a single-family dwelling, so neither is allowed. Height is 35 ft for all RLD districts (§656.305.A.II(g)). Density: §656.305.A.II(h) says gross density may not exceed the Comprehensive Plan land use category density. The zoning district sets no du/ac figure, so see _meta.jacksonville_flue_density (LDR 7 du/ac with full services; 2 or 4 du/ac without). ADU allowed as an accessory use to a conforming single-family dwelling under §656.403(g): behind the primary structure, footprint <= lesser of 25% of principal GFA or 750 sq ft, not in a required yard, and the property must hold (or have applied for) a homestead exemption. That last condition rules out ADUs on non-homestead investor-owned parcels.
Compiled from the official code text (§656.305). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Jacksonville planning staff before you rely on it. Not legal advice.
