How many units can a lot hold in RHD-A?
Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:
| Lot size | Max units | Rule that limits it |
|---|---|---|
| 5,000 sq ft | 3 | 32 units per acre |
| 7,500 sq ft | 5 | 32 units per acre |
| 10,000 sq ft | 7 | 32 units per acre |
| 15,000 sq ft | 11 | 32 units per acre |
| 21,780 sq ft (½ acre) | 16 | 32 units per acre |
Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.
Notes from the code
Permitted uses (§656.307.A.II(a)): multiple-family dwellings; neighborhood retail, service or office structurally integrated with multi-family, up to 25% of floor area. Single-family is not a permitted use. A duplex is a multiple-family dwelling by definition (§656.1601). Townhomes are not expressly listed. Lot area: 1,100 sq ft for each family unit, not to exceed 32 units per acre (§656.307.A.II(d)). Height: 45 ft; unlimited if all yards increase 1 ft per 1 ft above 45 (§656.307.A.II(g)(1)). §656.307 gives no minimum lot width. Secondary-district criterion: site must front a collector or higher (§656.350(g)). The ADU rule (§656.403(g)) requires a principal single-family dwelling, so ADUs are effectively not available.
