Site-specific district. Each PUD's uses, lot sizes, density, height and coverage are set in its own rezoning ordinance (written description plus site plan), not in Chapter 656.
What's allowed in PUD
| Use | Status | What that means |
|---|---|---|
| Single-family home | Per PUD ordinance | set by the individual PUD/SPA/RD ordinance |
| Duplex / two-family | Per PUD ordinance | set by the individual PUD/SPA/RD ordinance |
| Townhouse | Per PUD ordinance | set by the individual PUD/SPA/RD ordinance |
| Multi-family (3+ units) | Per PUD ordinance | set by the individual PUD/SPA/RD ordinance |
| Accessory dwelling unit (ADU) | Per PUD ordinance | set by the individual PUD/SPA/RD ordinance |

Unit potential
PUD doesn't set a numeric lot-area-per-unit or density rule in the base code, so unit counts are set case by case (for PUDs, by the individual ordinance).
Notes from the code
No district-wide dimensional values exist. §656.341(c)(2)(ii)(A) requires each PUD's written description to state its permitted uses, minimum lot requirements, maximum lot coverage, yards and maximum height. §656.341(d)(1),(3): a PUD must be consistent with the Comprehensive Plan, and residential use may not exceed the FLUE holding capacity. §656.350(p): PUD uses are those of the primary and secondary districts in the site's FLUM category unless the written description says otherwise. To evaluate a parcel, pull its PUD ordinance from the City Council Legislative Gateway (Legistar). This is the largest gap for the tool: PUD is the #2 code in the roll (119,820 parcels, 101,462 residential).
Compiled from the official code text (§656.340-§656.342). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Jacksonville planning staff before you rely on it. Not legal advice.
