How many units can a lot hold in CRO?
Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:
| Lot size | Max units | Rule that limits it |
|---|---|---|
| 5,000 sq ft | 1 | lot 5,000 sqft is under the 6,000 sqft minimum (nonconforming) |
| 7,500 sq ft | 2 | 6,000 sqft for the first 2 unit(s) + 2,100 sqft per additional |
| 10,000 sq ft | 3 | 6,000 sqft for the first 2 unit(s) + 2,100 sqft per additional |
| 15,000 sq ft | 6 | 6,000 sqft for the first 2 unit(s) + 2,100 sqft per additional |
| 21,780 sq ft (½ acre) | 9 | 6,000 sqft for the first 2 unit(s) + 2,100 sqft per additional |
Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.
Notes from the code
Permitted (§656.311.A.III(a)): multiple-family dwellings; single-family dwellings; cottages (per §656.306); offices; and more. Rooming houses are allowed by exception. Lot rules (§656.311.A.III(e)): single-family 50 ft / 5,000 sq ft; multi-family 50 ft wide and 6,000 sq ft for the first two family units plus 2,100 sq ft per additional unit; other uses 70 ft / 7,000 sq ft. Coverage 50% (§656.311.A.III(f)). Height (§656.311.A.III(i)): single-family 35 ft; other uses 45 ft, unlimited if all yards increase 1:1. Density: the §656.311 preamble says these mixed-use districts allow medium-density residential at 20 du/ac. The 2045 FLUE RPI category now allows 40 (UPA) / 30 (UA) / 20 (SA) du/ac. The zoning-code figure is used here; confirm with COJ Planning which controls. Secondary-district locational limits apply (§656.350(h)). ADU allowed as an accessory use to a conforming single-family dwelling under §656.403(g): behind the primary structure, footprint <= lesser of 25% of principal GFA or 750 sq ft, not in a required yard, and the property must hold (or have applied for) a homestead exemption. That last condition rules out ADUs on non-homestead investor-owned parcels.
Compiled from the official code text (§656.311). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Jacksonville planning staff before you rely on it. Not legal advice.
