Unit potential
CCG-2 doesn't set a numeric lot-area-per-unit or density rule in the base code, so unit counts are set case by case (for PUDs, by the individual ordinance).
Notes from the code
Neither the CCG-2 permitted list (§656.313.A.V(a)) nor its exception list (§656.313.A.V(c)) includes dwellings. Housing for the elderly, group care and nursing homes are permitted (§656.313.A.V(a)(11)), and travel trailer parks are allowed by exception. Minimum lot: none; maximum coverage: none; height 60 ft (§656.313.A.V(d),(e),(g)). The 477 'residential' parcels in the roll coded CCG-2 are likely legal nonconforming uses (Part 7). See the Live Local Act note under CCG-1.
Compiled from the official code text (§656.313). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Jacksonville planning staff before you rely on it. Not legal advice.
