Unit potential
CCBD doesn't set a numeric lot-area-per-unit or density rule in the base code, so unit counts are set case by case (for PUDs, by the individual ordinance).
Notes from the code
§656.361.5.1.M permits 'multiple-family dwellings as standalone uses or as part of a mixed-use building' in all Downtown overlay districts zoned CCBD. Overlay use lists are exclusive: anything not listed is prohibited. Density comes from the CBD FLUM category and the BID plan, not from zoning (§656.314). Height limits vary by overlay district (e.g. Brooklyn 90 ft in part, LaVilla 75 ft, Cathedral 65 ft; §656.361.6.2), so max_height is left null. Projects need DDRB review (§656.361.7).
Compiled from the official code text (§656.314; §656.361.5.1). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Jacksonville planning staff before you rely on it. Not legal advice.
