How many units can a lot hold in JRS-2?

Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:

Lot sizeMax unitsRule that limits it
5,000 sq ft1lot 5,000 sqft is under the 6,000 sqft minimum (nonconforming)
7,500 sq ft16,000 sqft minimum lot for 1 unit(s)
10,000 sq ft16,000 sqft minimum lot for 1 unit(s)
15,000 sq ft16,000 sqft minimum lot for 1 unit(s)
21,780 sq ft (½ acre)16,000 sqft minimum lot for 1 unit(s)

Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.

Notes from the code

Values from §34-34-(e)(1). 'Lot coverage' here is primary structure plus required driveway; the separate impervious cap is 50%. Short-term vacation rentals are a permitted use (§34-731). ADUs are not among the listed accessory uses. Citywide 35-ft height cap: Jacksonville Beach Charter §52(2)(a) ('no new building height shall exceed thirty-five (35) feet').
