How many units can a lot hold in BRMD?

Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:

Lot sizeMax unitsRule that limits it
5,000 sq ft1lot 5,000 sqft is under the 6,000 sqft minimum (nonconforming)
7,500 sq ft16,000 sqft minimum lot for 1 unit(s)
10,000 sq ft16,000 sqft minimum lot for 1 unit(s)
15,000 sq ft16,000 sqft minimum lot for 1 unit(s)
21,780 sq ft (½ acre)16,000 sqft minimum lot for 1 unit(s)

Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.

Notes from the code

Density 10 to 15 du/ac (§22-142(c)). Lot 6,000 sq ft / 60 ft (§22-493(a)); two-family minimum floor area 1,200 sq ft. §22-493 states no height limit (the LDR, MLDR and MU sections say 35 ft), so it is left null. Impervious 0.50. Guest cottage C. Table 22-142 use matrix (P = permitted, C = conditional use permit from Town Council). Baldwin defines a multi-family dwelling as any residential structure with 2+ units (§22-121), so duplexes fall under multi-family.

Compiled from the official code text (Baldwin Code §22-142(c); §22-493; §22-495). Zoning changes by ordinance and parcels can be rezoned — confirm on the official zoning map and with Baldwin planning staff before you rely on it. Not legal advice.
