| Maximum lot coverage | 50% |
How many units can a lot hold in BRLD?
Applying the district's lot-area and density rules (the stricter one wins) to typical lot sizes:
| Lot size | Max units | Rule that limits it |
|---|---|---|
| 5,000 sq ft | 1 | 4 units per acre |
| 7,500 sq ft | 1 | 4 units per acre |
| 10,000 sq ft | 1 | 4 units per acre |
| 15,000 sq ft | 1 | 7,000 sqft minimum lot for 1 unit(s) |
| 21,780 sq ft (½ acre) | 1 | 7,000 sqft minimum lot for 1 unit(s) |
Multi-unit numbers only matter where duplexes or multi-family are allowed above. In Jacksonville the Future Land Use Map category can cap density further, and overlays (Riverside/Avondale, San Marco, Springfield and others) can change the numbers.
Notes from the code
Density at most 4 du/ac (§22-142(a)). Lot 7,000 sq ft / 70 ft; 35 ft / 2.5 stories (§22-491). Impervious ratio 0.50 (§22-495(d)). 'Guest cottage' is P (ADU recorded as by_right; definition not reviewed). Table 22-142 use matrix (P = permitted, C = conditional use permit from Town Council). Baldwin defines a multi-family dwelling as any residential structure with 2+ units (§22-121), so duplexes fall under multi-family.
