Unit potential
ARG doesn't set a numeric lot-area-per-unit or density rule in the base code, so unit counts are set case by case (for PUDs, by the individual ordinance).
Notes from the code
§24-107(b): two-family (duplex) dwellings and two-unit townhouses, both subject to density limits. Minimum lot area per dwelling unit depends on the comprehensive-plan category (§24-107(d)(1)): Residential Low Density 7,260 sq ft/du; Residential Medium Density 3,112 sq ft/du. Width 50 ft, depth 100 ft. Impervious 45%. Height 35 ft. The shared lot-area fields are left null because the value depends on the FLUM category; see lot_area_per_unit_sqft_by_flu. Citywide 35-ft height cap (§24-91(a)). Garage apartments (one per lot) are permitted only on double-frontage lots at least 50 ft wide in a residential district; max 25 ft tall and 75% of principal GFA; no rentals under 90 days (§24-151(j)). Guest houses may not be rented or have kitchens (§24-151(i)).
