What Brevard County's public records show Palm Bay investors

October 18, 2026 · Propertiz research · Brevard County coverage

Brevard County runs 70 miles along the Space Coast, from Titusville and Cocoa in the north to Melbourne and Palm Bay, its largest city, in the south. For investors it means a broad mix: older block homes on the mainland, newer subdivisions in Palm Bay and West Melbourne, and beachside condos. Propertiz reads the Brevard Clerk's foreclosure records and code liens every night, matches each one to a parcel, and ranks the owners worth a letter.

The foreclosure timeline, end to end

The Brevard Clerk's Official Records show a foreclosure at each stage. The lis pendens marks the day the lender sued, often many months before any sale, when the owner has the most options. A final judgment means the court ruled for the lender; under Florida law the sale is usually set 20 to 35 days later unless the court orders otherwise, so the window is short. The certificate of title shows who took the property at the sale.

Each stage replaces the one before, so a case is never counted twice. A fresh lis pendens counts most and fades as it ages; a judgment holds its weight until the sale. When the title goes to the lender, the house is bank-owned, and buying it is a different job: you deal with a listing agent, not the former owner. Our bank-owned homes guide walks through how that works in Florida.

Code liens from the county and its cities

Brevard has sixteen cities and towns, and each runs its own code enforcement. When fines go unpaid, the county or city records a lien or a code-board order with the Clerk. Propertiz keeps only the ones filed by Brevard County or a city or town government, so a contractor's or an HOA's lien doesn't count as a code problem. A recorded code lien usually means the problem has lasted a while.

A lien doesn't make a seller on its own. Combined with long ownership, no homestead exemption or high estimated equity, it's often how a tired landlord or an heir finally shows up in the records.

What isn't in Brevard yet

  • Tax-deed sales. The Chapter 197 process is the same statewide, as our tax-deed guide explains, but Brevard's sale list isn't imported.
  • Probate filings, open code-enforcement cases that haven't become liens, and zoning analysis.

Underwriting a Brevard rental

Every lead is underwritten as a long-term rental: value from nearby comparable sales, rent from HUD's Small Area Fair Market Rents, and property taxes recomputed on your purchase price. Florida resets the assessment when a property sells, so a long-time owner's bill says little about yours. Insurance matters more here than inland: coastal wind and flood coverage can decide whether a rental pencils out. Run any property through the DSCR calculator at your own terms.

When you reach out, mail the owner's address on the tax roll, not the property. Be plain about who you are and that selling is one option among several. Calls and texts fall under the TCPA and the Florida Telephone Solicitation Act.

Frequently asked questions

Which parts of Brevard County does Propertiz cover?

The whole county, from Titusville and Cocoa down to Melbourne and Palm Bay. Parcels and owners come from the Florida Department of Revenue's tax roll for Brevard, and foreclosure records and code liens from the Brevard Clerk's countywide Official Records.

Which code liens are included?

Liens and code-board orders recorded by Brevard County and by its cities and towns, such as Palm Bay, Melbourne, Titusville, Cocoa and Rockledge. Liens filed by private parties, like contractors or HOAs, aren't counted as code signals.

Does Propertiz follow the whole foreclosure in Brevard?

It follows each case through the documents the Clerk records: the lis pendens when the suit is filed, the final judgment, and the certificate of title once the property is sold. Later stages replace earlier ones, so a case isn't counted twice.

Are Brevard tax-deed sales or probate filings included?

Not yet. Brevard's tax-deed sale list and probate cases aren't imported, and neither are open code-enforcement cases that haven't become liens.

Should I worry about flood zones on the Space Coast?

Yes. Barrier-island and riverfront homes along the Indian River Lagoon often sit in FEMA high-risk zones that require flood insurance with a mortgage. Propertiz checks the zone for every lead, and the default buy box accepts only zone X.
