Propertiz is live in Harris County (Houston) and Dallas County. Both counties publish good parcel data, and each has one or two public records that point to an owner under pressure. Texas also doesn't disclose sale prices, which changes how a lead is underwritten. Here is what each county gives you, and what it doesn't yet.
Working without sale prices
Texas is a non-disclosure state. The appraisal district rolls carry the date of the last deed but no price. On a Texas lead, value is the appraisal district's market value for the tax year, and that is also the value Propertiz underwrites with. Without a purchase price, the loan can't be estimated from the purchase, so equity shows as unknown until a mortgage record is found. On many leads it stays unknown.
That puts more weight on the distress signal itself and on what the roll says about the owner. The roll's mailing address shows whether the owner lives at the property, elsewhere in Texas or out of state. The residence homestead exemption requires the owner to live there, so a property without one may not be the owner's home. Rents come from HUD's market rents, and the DSCR is calculated at your purchase price.
Houston: foreclosure notices and evictions
Harris County parcels and owners come from the Harris Central Appraisal District, about 1,628,000 parcels. Two distress signals sit on top.
Notices of trustee's sale
Most Texas foreclosures are trustee sales held on the first Tuesday of the month. The notice of sale must be filed with the county clerk at least 21 days before the auction, and Harris notices are often filed up to about three months ahead. The Harris County Clerk posts every filed notice online, as state law requires. Propertiz reads them every day. The notices are scanned images with no text, so Propertiz reads the property from the scan with text recognition. Most give a street address; some give only a legal description. Our guide to Texas trustee sales walks through the full process.
Eviction filings
Harris County's Justice of the Peace courts publish a public data extract of new civil cases. Propertiz reads the eviction filings from all of the courts every day. Most are apartment cases for unpaid rent. The address on the case is the rental, which ties the filing to the property and its owner. An eviction tells you a landlord has a problem tenant, which is a common reason to sell a rental. Propertiz keeps the case facts, the landlord or manager who filed and the rental's address. Tenant names are dropped when the file is read.
What isn't in Harris yet
- Unpaid property taxes. The Harris County Tax Office has no downloadable delinquent roll.
- Code cases. The City of Houston's open code-violation data hasn't been updated since 2023.
- Probate filings.
- Sale prices. Texas does not disclose them.
Today, Texas trustee-sale notices are in Propertiz for Houston, and Texas eviction filings for Houston. See the Harris County page for the current list.
Dallas: 311 code requests
Dallas County parcels and owners come from the Dallas Central Appraisal District, about 762,000 parcels, with bedrooms, baths and year built. The distress signal is the City of Dallas 311 service requests handled by Code Compliance, published as open data and read daily.
A 311 request is a complaint or an inspector's report about a property. Most are filed under a generic code-concern type with no sub-type, so a single request is a weaker signal than a confirmed violation case. Requests that are still new, in progress, escalated or on hold count as open, and so do requests closed with the violation still in place. The requests carry a street address and no parcel number, so they are matched by address. They cover the City of Dallas only.
What isn't in Dallas yet
- Foreclosure notices. The Dallas County Clerk posts trustee-sale notices as scanned PDF bundles, grouped by city and month. Propertiz doesn't read them yet.
- Unpaid property taxes.
- Probate filings.
- Evictions. Dallas County has no bulk eviction file like the one Harris County publishes.
- Sale prices. Texas does not disclose them.
The Dallas County page keeps the current list.
San Antonio isn't live yet
Bexar County (San Antonio) is not live on Propertiz yet. When it is, its county page and a post here will say what it includes. Until then, the Texas overview and the coverage page list every county that is live.
Reaching Texas owners
Contact owners respectfully. Mail first. Texas requires telephone solicitors to register with the Secretary of State unless exempt (Bus. & Com. Code ch. 302); follow it, the Texas no-call list and federal rules (TCPA, Do Not Call) for calls and texts.
No leaseback or "save your home" offers to owners in foreclosure. If you assign contracts, Texas requires you to disclose the nature of your contract interest in writing to the seller and to every potential buyer (Occ. Code §1101.0045).
